This is a list of houses that are known to the City of Urbana as Rooming Houses. Rooming houses are permitted by right in R-4, R-5, R-6, R-6B, R-7, B-2, B-3U, B-4, B-4E, and MOR zoning districts and are usually associated with other institutional buildings such as dorms and fraternity/sororiety houses. However, a number of these have been "grandfathered" in and are allowed to be used as rooming houses because they were in use as such during past rezonings or before zoning took effect in some areas of the city. I've indicated these six houses in bold, italic in the table.

For example, the first two entries below (807, 809) are considered non-conforming in that they are zoned R-2 (single family) but because of past history they can have a certain level of occupancy as rooming houses. The third table entry (1103) exists by right as a rooming house. Normally, city code allows for up to 4 unrelated adults in an R-2 property though further complicating matters are duplexes each of which could have 4 unrelated adults. However, with these grandfathered properties, occupancy is based on room and building size (to a maximum of 15).

These grandfathered properties can not be rebuilt as boarding houses and any new construction would have to be allowed by the zoning designation. In the event of property destruction, if a building reconstruction involves 60% or more of the
fair market value, it could only be rebuilt to the zoning designation.
